Located on the north side of Utah County, just west of Utah Lake, and only a short distance from Redwood Road and I15, Eagle Mountain is a great location for access to both the Provo/Orem areas and Salt Lake City. Barton Creek: Let me tell you about this home...

Details: 4825 sq ft, 4 bedroom, 2.5 bath
Asking: 319,400 accepting offers

This home is large, beautiful, and spacious totaling more than 4800 sq. ft. with over 3200 finished. It's located in a culdesac, which is bad for selling, but perfect for living - there is basically no traffic. We've taken excellent care of the home - it shows almost like new! It has wood, tile, and carpeted floors which are in excellent condition as we're "take your shoes off when you come in" people. The floor plan is very unique; I've never seen another home like it. The entry is beautiful with double high ceilings and a large staircase. It has two front rooms. It feels open from the moment you walk in the door, and yet there are no straight-shot views into the kitchen or bedrooms. The family room/kitchen area is open and very spacious. The kitchen has tons of cupboard space, a large island, and granite counter tops. The pantry is HUGE (it's not your standard corner pantry, it's a walk-in pantry that goes the entire length of the kitchen). Along with the large open spaces there is a ton of storage. There are closets everywhere, and every bedroom has it's own walk-in closet. The master bedroom is large with vaulted ceilings and a bay window. The yard is almost completely landscaped, featuring an array of plants (including bamboo, ornamental grasses, a weeping willow, multiple shrubs, columbine, mountain yarrow, guara, strawberries, evening primrose, and hydrangeas) and beautiful natural looking water features. We left one corner in the backyard for a garden, playground, or whatever best suites you. These are just a few of our favorite things about this home, I'm sure you'll have quite a few of your own.

I'll be frank, we are selling this home for less than we purchased it for. We're taking a loss for the freedom to travel. And while we realize we won't be getting any of the thousands of dollars we put into it back, we're happy to know that someone will enjoy the beautiful paradise we took part in creating.

Barton Creek: Entry, Kitchen, Living Room

The floor plan of this home is very unique; I've never seen another one like it. The entry is beautiful with double high ceilings and a large staircase. There are two front rooms - one with glass french doors, and the other has an open arch entry. Along with the open feel, this home is rare in that there are no straight-shot views into the kitchen or bedrooms from the front door. The family room/kitchen area is completely open, and very spacious. The kitchen has tons of cupboard space, a large island, granite counter tops, and stainless steel appliances. The pantry awes everyone who sees it - it's HUGE (not your standard corner pantry, it's a walk-in pantry that goes the entire length of the kitchen).

Barton Creek: Master Bedroom, Master Bath

The master bedroom is extremely spacious, with vaulted ceilings, generous lighting, and a beautiful bay window overlooking one of the yard's two water features. The master bathroom has an extra large standing shower, jacuzzi tub, double sink with plenty of cabinets, and separate toilet room. (The closet is near the size of the master bathroom, with lots of built in shelving.)

Barton Creek: Front Water Feature

Thousands of dollars and hours of time were put into the planning and execution of this water feature and the home's landscaping in general. This water feature is a beautiful, natural looking jewel. It begins just above the top corner of the porch (veiled by grasses and wispy guara) it emerges and winds it's way down, running under the walkway and then out to a lush pondless area where it can be seen from the bay window in the front room.

Barton Creek: Plants / Landscaping

Wanting a lush and exotic look, mixed with something native to the beautiful mountains of Utah, we payed special attention to tones and textures, and used only a few flowering plants in the front yard. Black Bamboo, White Guara, Blue Arctic Willow, Red Barberry, Coral Bells, Boxwood, Feverfew, Clematis, Silver Mound, Japanese Juniper, Heavenly Bamboo, and an array of ornamental grasses, are just a few of the plants you'll find adorning the front. The back, with it's three tier rock wall, has a more wild, mountinous look. Bright Columbines, Utah Sweetvetch, Feverfew, Climbing Strawberries, Mountain Yarrow, Sweet Williams, Larkspur, Guara, and many other shrubs and wild flowers ranging in colors of red, pink, blue, purple, yellow, orange, and white cover the wall. Each summer, this rich flower garden becomes home to many birds, butterflies, and bumble bees.

Kennekuk: Let me tell you about this home...

Details: 2530 sq ft, 3 bedroom, 2.5 bath
Asking: 219,000 accepting offers

This gorgeous two story is truly one in a million! We love this home, and it shows! This home was built as a model and only my wife and I have lived in it since it was new. We are torn about selling it, but have decided to sell and travel.

We've taken excellent care of this home, both inside and out. As a model, it was built with many nice upgrades including a stained, textured front porch and walkway, lighting, hardware, solid surface counter tops, knotty alder cabinets, large tile flooring, vaulted ceilings in the master, a large jetted tub and standing shower in the master bathroom, and a bonus room over the garage. The paint is neutral. The carpet and walls are in excellent condition. No pets have lived in or outside the home. We love the open living room/kitchen area, with the nice addition of a raised bar which conceals any kitchen projects from those in the front room.

The home has wonderful curb appeal with it's large wrap around front porch, and under window rod iron flower planters. There is a large cold storage under the entire wrap around porch. The basement is completely framed and ready for drywall.

As you can see from the photos, the yard is completely landscaped with mature shrubs and trees, and literally hundreds of perennials. There is also a well planned spray and drip watering system. You'll love the gorgeous water feature in the back yard that can be heard throughout the neighborhood on quiet summer nights. The entire west side of the yard showcases a 'dry' riverbed landscape which is incredibly lush. The driveway and additional concrete pad is lined with tumbled pavers.

The garage has been upgraded with a solid, insulated door, with a quiet direct drive motor. The garage is completely finished, including insulated textured walls (painted to match the interior of the home), ceiling fan, electrical outlets, air conditioning vent, and auxiliary gas heater.

The vegetable garden has been beautifully integrated into the yards landscape. It includes three large raised beds that hold a perfectly blended soil, each with their own drip watering. Each bed also has its own overhead pergola style system, designed to hold topsy turvy planters, and provide for pole beans and other vertical garden vines. Nearby is a great little garden/tool shed, and all of the area around the vegetable garden has been plastic lined and gravel covered for a no-weed environment. The backyard patio is covered with a beautiful hardwood pergola, complete with shade cloth to keep the patio shaded and cool.

You'll love relaxing or barbecuing on the patio, sipping lemonade, watching the hummingbirds at the feeders, and listening to the calming sound of the water feature in the background. We will sell the home with or without furnishings. This home is a great value. Move in and enjoy!

Rock Creek: Let me tell you about this home...

Details: 1265 sq ft, 3 bedrooms, 2 bath
Asking: 129,900

This Condo is a top unit, which means you'll never have to worry about noisy upstairs neighbors, because there aren't any. In addition to having no one above you, the top units are larger than the bottom units, and have vaulted ceilings. Built in 2006, this unit was the first and only condo to have granite counter tops. We went above and beyond with the upgrades and it shows. This condo has granite counter tops in both bathrooms and the kitchen, wood flooring in the great room, and tile in the bathrooms, kitchen, and laundry room. All the light fixtures and doorknobs are oil-rubbed bronze. We also had the kitchen and bathroom faucets changed to match the other oil-rubbed bronze hardware. The cupboards are knotty alder. All the paint is two-toned, with white ceilings and trim. You'll love how open and spacious the floor plan is. The living area/dining area/kitchen are all open, with a half wall which veils the sink from view from the entry. The kitchen has a lot of cupboard space, a walk-in corner pantry, and a bar which separates the kitchen from the rest of the living area, without completely closing it off. At the end of the great room, there is a slight hallway with a "guest" bathroom and two bedrooms, one on either side. The condo has a small coat closet, and laundry room with shelving, in addition to the pantry and all the cupboard space in the kitchen. The master bedroom is large with a walk-in closet, and jetted tub in the master bathroom. All the bedrooms are carpeted. This condo is located right next to the Rock Creek park/playground, which can be seen from far bedroom window. The clubhouse, pool, and hot tub are for members only, and are conveniently located within walking distance of the condo.

Our New Home

Call us crazy, but we're ready to cut our ties and are yearning for the "freedom" to travel the country, and maybe even the world! We've lived here in the Ranches for about 4 years, and have loved every minute of it. There is a special feeling to this place; the people are good, and you can still see the stars at night. We know we were supposed to be here, but just as surely, we know now it's time for something new. It will be a sad thing to leave - harder I'm sure than we can imagine now - and yet we feel a sense of excitement thinking of going together into the unknown. Our plan is to eventually purchase a substantial piece of land, where we can have chickens, bees, a llama - yes, a llama - some horses, a large garden, and a dog or two. We've looked at property everywhere from here in Utah to back East, and haven't felt that we've found "the place" yet. So, for the time being, we're selling or donating nearly everything we own, packing up the rest, and going to purchase a home on wheels, with a trusty truck to pull it around. As soon as we sell these homes, we'll be purchasing our 3rd home, a 5th wheel trailer. Talk about downsizing :) We're excited! It's the perfect thing for this next part of our lives. We know that little can still be more than enough, and look forward to a simpler way of life. We'll go where we feel, have new experiences, and get to see the country together. We hope to visit some of the church historical sites - something we've always wanted to do - but now it will be more than a vacation or church tour, we'll actually get to live there! We feel very blessed to have been where we have been, lived where we have lived, had the experiences we have had, and now look forward to whatever other blessings Heavenly Father has in store for us. Just as this home was a blessing to us, we know that there is a family who will also be blessed to live here, and pray that they will be led to this home that everyone may be benefit and move forward with these new chapters of our lives!
